The Impact of Ankeny's Rapid Growth on Local Water Pressure and Plumbing Wear
Expanding subdivisions in Ankeny are pushing municipal water systems to their limits. Unexplained running toilets and dripping faucets may actually be signs of extreme pressure spikes.

The Hidden Infrastructure Cost of Living in a Booming Suburb
Ankeny consistently ranks as one of the fastest-growing municipalities in the Midwest, with thousands of new residents moving into the area every year. However, the impact of Ankeny's rapid growth on local water pressure and plumbing wear is a hidden infrastructural reality that most homeowners do not consider until a major fixture fails. At True Comfort Heating, Cooling and Plumbing, our team frequently responds to calls in newer subdivisions where homeowners are stunned by premature fixture failures. When expanding Ankeny suburban developments are added to the municipal grid, the city's water distribution network must adapt to push higher volumes of water over longer distances. This continuous adjustment often results in dramatic pressure fluctuations for existing neighborhoods, creating an invisible but persistent strain on residential plumbing systems.
If you are already noticing the subtle signs of strained pipes or failing fixtures, reaching out for expert plumbing services is the most effective way to diagnose the root cause before a catastrophic failure occurs.
Many homeowners mistakenly attribute a constantly running toilet, a dripping faucet, or a prematurely failed appliance to cheap manufacturing or simple old age. The reality is often much more systemic. Unexplained plumbing wear is frequently a direct symptom of municipal infrastructure adjustments rather than isolated product defects. Recognizing these structural symptoms early is the critical decision point for any homeowner. The goal is to identify the signs of excessively high or fluctuating water pressure and have our technicians perform a professional evaluation before the constant stress causes a hidden pipe joint to burst behind a wall.
How Expanding Ankeny Suburban Developments Strain Municipal Grids
To understand why a home's plumbing system experiences sudden stress, it helps to look at the mechanics of municipal water delivery. City water systems rely on a complex network of pumps, towers, and booster stations to maintain adequate flow to every tap in the district. As expanding Ankeny suburban developments are built further out from the central water sources, the municipality must increase the output at these booster stations to ensure the furthest homes still receive adequate flow.
When the city pushes water at a higher velocity to reach a new subdivision three miles away, the homes located closer to the source—or those situated in transition zones along the main distribution lines—often bear the brunt of that increased force. The water entering these homes is pressurized far beyond what standard residential plumbing is designed to handle. This excess force pushes against every closed valve, rubber gasket, and pipe connection inside the house 24 hours a day.
As the hometown experts who intimately understand Ankeny's specific suburban expansion challenges, we see firsthand how neighborhood-level utility delivery impacts individual homes. Our plumbers track which neighborhoods are positioned in these high-pressure transition zones and understand exactly how those municipal adjustments translate to premature wear on sensitive interior appliances. Water heaters, washing machines, and dishwashers are particularly vulnerable to these localized pressure spikes, making professional water heater protection and service a necessity for homes caught in the crossfire of suburban expansion.
The Ripple Effect of New Booster Stations
The integration of a new municipal booster station creates both temporary and permanent changes to the local water grid. When a station is first brought online or recalibrated for a new development, we typically observe a ripple effect of pressure turbulence across the surrounding grid.
• Temporary pressure surges: During the testing and balancing phases of new municipal infrastructure, water pressure can spike unpredictably, sending shockwaves through older residential pipes.
• Permanent baseline increases: Once a new subdivision is fully integrated, the baseline pressure required to service the expanded area is permanently raised, leaving older homes dealing with a constant, elevated load they were never built to withstand.
• Flow rate disruption: As water is diverted to fill newly constructed municipal towers, the flow rate in adjacent neighborhoods can drop rapidly and then snap back, causing mechanical stress on residential check valves.
The Impact of Late-Summer Peak Water Usage on Your Pipes
While municipal expansion sets the baseline for high water pressure, seasonal behaviors dramatically exacerbate the problem. As we transition through August and prepare for the back-to-school season, our service team sees a sharp spike in plumbing calls across Ankeny due to late-summer peak water usage. During this time, thousands of homes simultaneously run lawn irrigation systems, fill swimming pools, and utilize water-cooled systems to combat the heat. This massive, synchronized draw on the municipal grid creates a volatile environment for residential plumbing.
During the early morning and late evening hours of August, the sheer volume of water being drawn from the system causes the overall municipal pressure to drop. To compensate for this massive demand, city booster stations ramp up their output. The danger occurs when that peak demand suddenly stops—for instance, when automated sprinkler systems across a neighborhood shut off in unison at 6:00 AM. The municipal pumps are still pushing water at maximum capacity, but the demand has instantly vanished. This creates a massive, localized pressure spike that slams into the plumbing systems of nearby homes.
These rapid, extreme changes in pressure physically stress the infrastructure of your home. Pipe joints expand and contract violently. Valve seals inside your faucets and toilets are compressed beyond their design limits. The copper and PEX tubing behind your drywall undergoes microscopic flexing. Over the course of a single late-summer season, this daily cycle of dropping and spiking pressure can age a plumbing system by several years, turning minor weak points into imminent leak risks.
Identifying When Your Home Exceeds the Safe 80 PSI Threshold
The Uniform Plumbing Code (UPC) sets strict standards for residential infrastructure, mandating that the water pressure entering a home should not exceed 80 pounds per square inch (PSI). The ideal operating range for most residential plumbing is between 40 and 60 PSI. When water pressure exceeding the safe 80 PSI threshold enters a home, it transforms from a utility into a destructive force. Modern plumbing fixtures, highly efficient appliances, and low-flow toilets are engineered for that 40-60 PSI sweet spot. Prolonged exposure to pressure over 80 PSI not only damages these units but will actively void the manufacturer warranties on most modern water heaters and fixtures.
Because pressure spikes often happen late at night or early in the morning during municipal grid shifts, homeowners rarely catch the gauge in the act. Instead, the problem must be diagnosed by observing the physical toll it takes on the home. Our True Comfort plumbers routinely test homes in transition zones where specialized recording gauges capture intermittent spikes well over the safe limits, requiring our professional expertise to accurately document the peak loads.
Symptoms of Dangerous Water Pressure
1. Water hammer (loud banging pipes): When a valve closes quickly (like a washing machine or dishwasher shutting off the water), the kinetic energy of the moving water slams into the closed valve. At normal pressure, this is harmless. At high pressure, it creates a loud, violent banging sound known as water hammer, which can literally tear pipes away from their mounting brackets.
2. Premature failure of toilet fill valves: If you find yourself constantly replacing the flapper or fill valve in your toilet, or if the toilet occasionally runs on its own in the middle of the night, excessive municipal pressure is likely forcing water past the rubber seals.
3. Unexplained leaks at connection points: Weeping supply lines under sinks, dripping exterior hose bibs, and slow leaks at the base of your water heater are all classic indicators that we look for to confirm internal pressure is overcoming the threaded connections.
• Toilets — Impact at Normal Pressure (40-60 PSI): Smooth, quiet fill cycle; seals last 5+ years. — Impact at High Pressure (>80 PSI): Constant running; ghost flushing; blown fill valves.
• Washing Machines — Impact at Normal Pressure (40-60 PSI): Hoses remain flexible; quiet operation. — Impact at High Pressure (>80 PSI): Severe water hammer; risk of burst supply hoses.
• Water Heaters — Impact at Normal Pressure (40-60 PSI): Thermal expansion is safely absorbed. — Impact at High Pressure (>80 PSI): T&P relief valve constantly leaks; shortened tank lifespan.
• Faucets & Showerheads — Impact at Normal Pressure (40-60 PSI): Consistent aerated flow. — Impact at High Pressure (>80 PSI): Stiff handles; spitting water; rapid cartridge failure.

The Compounding Damage of Hard Water and High Pressure
We often explain to our Des Moines area customers that high municipal water pressure does not exist in a vacuum. In our region, it interacts directly with the local water chemistry to create a compounding threat to your plumbing. Central Iowa's water supply contains notoriously high levels of dissolved minerals, primarily calcium and magnesium. Over time, these minerals precipitate out of the water and form hard, chalky scale deposits along the interior walls of your pipes and inside your water heater.
This mineral scale buildup physically narrows the interior diameter of the pipes. According to the principles of fluid dynamics, when the same volume of water is forced through a narrower opening, the internal pressure and velocity increase. Therefore, even if the municipal grid is delivering water at a borderline-safe 75 PSI, the narrowed, scale-coated pipes inside your home artificially amplify that pressure. This combination of municipal pressure spikes and scale-narrowed pipes creates critical stress points throughout the plumbing system.
The compounding damage means that a pressure spike that might merely cause a harmless "thump" in a brand-new, clean pipe can easily rupture an older pipe that has been compromised by years of scale buildup. The rigid mineral deposits also reduce the natural flexibility of copper and PEX piping, making them brittle and less capable of absorbing the shockwaves of water hammer. Understanding the effects of Iowa's hard water on your plumbing is essential for diagnosing why certain homes in the same Ankeny neighborhood experience catastrophic leaks while others only experience minor drips.
Why Summer Plumbing Stress Leads to Winter Pipe Bursts
A pattern we see often at True Comfort is the direct, mechanical link between the stress your plumbing endures during the August peak usage season and the catastrophic pipe failures that occur months later. The physical stress pipes endure during late-summer municipal fluctuations does not reset when the season changes. Every instance of water hammer, every pressure spike, and every prolonged period of water pressure exceeding the safe 80 PSI threshold weakens the solder joints, degrades the rubber gaskets, and creates microscopic fractures in the pipe materials.
By the time autumn arrives, the plumbing system is fatigued. This becomes a critical vulnerability when Central Iowa's severe winter freezes arrive. When temperatures plummet and cold drafts penetrate exterior walls or crawlspaces, the water inside the pipes cools rapidly. If that water begins to freeze and expand, it exerts tremendous outward force. A pipe that is structurally sound can sometimes withstand a mild freeze. However, a pipe that has been subjected to months of late-summer pressure fatigue, micro-fractures, and weakened joints will almost certainly burst under the added stress of freezing water.
We highly recommend proactive late-summer pressure management as the most effective way to prevent these catastrophic winter bursts. Addressing pressure issues in August or September ensures that your home's infrastructure is structurally sound and capable of withstanding the inevitable thermal contraction and freeze risks that define our local winters. Waiting until the first freeze to evaluate your plumbing's integrity is often too late.
Navigating Local Solutions: The Role of a Pressure Reducing Valve
When municipal infrastructure expansion causes your home's water pressure to exceed safe limits, we recommend the installation of a Pressure Reducing Valve (PRV) over temporary fixture repairs. A PRV is a bell-shaped brass valve installed on the main water line just after the meter, before the water branches off to the rest of the house. It acts as a mechanical shield, taking incoming municipal water at wildly fluctuating pressures—whether it is 85 PSI or 120 PSI—and stepping it down to a safe, consistent 50 PSI before it ever reaches your internal pipes or appliances.
Inside the PRV, a heavy-duty spring and diaphragm automatically adjust to the incoming municipal flow. If the city booster station creates a massive pressure spike during the early morning hours, the PRV absorbs the brunt of the force, narrowing its internal aperture to ensure the water entering your home remains perfectly regulated. This constant regulation protects appliance warranties, stops water hammer in its tracks, and significantly extends the lifespan of the entire plumbing system.
It is crucial to note that installing, adjusting, or repairing a Pressure Reducing Valve is strictly a job for licensed plumbing professionals. The installation requires modifying the main water supply line, ensuring strict adherence to the Uniform Plumbing Code, and utilizing professional gauges to calibrate the spring tension accurately. Improper installation or DIY adjustments can result in total loss of water flow or catastrophic flooding. We proudly provide comprehensive pressure evaluations and PRV services for Ankeny and surrounding service areas, ensuring that homes in rapidly expanding neighborhoods remain protected from municipal grid volatility.
Frequently Asked Questions About Municipal Water Pressure
Why is my city water pressure so high?
City water pressure is often high because municipal booster stations must push water over long distances and changes in elevation to reach the furthest homes in the district. If your home is located close to a water tower, a booster pump, or in a valley, gravity and pump force combine to deliver water at a much higher pressure than your home actually needs. Additionally, as cities expand, our team frequently observes baseline pressures being increased to accommodate new developments.
How does city growth affect water pressure?
City growth directly affects water pressure by forcing the municipal grid to constantly recalibrate flow rates and pump outputs to service new suburban subdivisions. When a new neighborhood is added to the end of a water line, the city must increase the pressure at the source to ensure adequate flow reaches those new homes. This leaves the older, existing homes situated between the pump and the new development vulnerable to intense pressure spikes.
What are the symptoms of water pressure over 80 PSI?
The most common symptoms of water pressure over 80 PSI include the loud banging of pipes (water hammer) when a faucet or appliance is turned off, toilets that constantly run or ghost-flush, and premature failure of water heater relief valves. You may also notice a very aggressive, splashing flow from your kitchen sink or showerhead. Over time, this excess pressure will cause supply lines to weep and joints to leak.
Can high water pressure cause running toilets?
Yes, high water pressure is a leading cause of running toilets. The fill valve inside a toilet tank is designed to hold back water at a maximum of around 60 to 80 PSI. When municipal pressure exceeds that limit, the physical force of the water pushes past the rubber seals inside the valve, causing the toilet to continuously run or intermittently refill even when it hasn't been flushed.
How do professionals fix water hammer in pipes?
Our professionals fix water hammer by first diagnosing the root cause, which is almost always excessively high incoming water pressure. The primary solution is installing or calibrating a Pressure Reducing Valve (PRV) on the main water line to bring the entire home's pressure down to a safe 50 PSI. In specific cases where pressure is normal but hammer persists, we may also install mechanical water hammer arrestors near fast-acting valves (like washing machines) to absorb the kinetic shockwave.
Secure Your Plumbing Against Municipal Pressure Spikes
While Ankeny's status as a rapidly expanding, booming suburb is a strong positive for the local economy and community, it requires homeowners to be highly vigilant about their property's infrastructure. The unseen toll of expanding municipal grids can quietly degrade your pipes, void your appliance warranties, and set the stage for catastrophic winter bursts. Ignoring the subtle signs of high pressure—like running toilets and banging pipes—only allows the damage to compound over time.
There is immense peace of mind that comes from knowing your home's internal infrastructure is safely regulated and shielded from the volatility of the city's water grid. If you suspect your home is bearing the brunt of local suburban expansion, do not wait for a pipe to fail. Schedule a professional pressure evaluation with True Comfort Heating, Cooling and Plumbing today to accurately measure your incoming water force, assess the health of your existing fixtures, and explore the protective benefits of a properly calibrated Pressure Reducing Valve.

Christian, our technician, let me know he was on his way and was about an hour earlier than expected – awesome. One thing I noticed was he walked up to the door with his tools in hand which meant ...

My family and I would 100% recommend this small, family-owned business to anyone looking for wonderful service! I would (and did) choose them over all the other companies, just based off the other reviews. I’m so glad I did! They were quick, did a great job, they were also very informative, and just all around good people. Will definitely call them for any future needs. Thank you Logan, Johnathan, Trent, Jake and Matt. I appreciate you all!

I had an excellent experience with Logan, our technician, who provided top-notch service. He was extremely knowledgeable and professional, and he took the time to explain everything he was doing in a clear and concise manner. He was also very friendly and personable. I appreciated his attention to detail and his willingness to go above and beyond to ensure my furnace was in top working condition. Overall a great experience, and I would highly recommend Logan and True Comfort Heating, Cooling and Plumbing to anyone looking for reliable and high-quality service.

After my furnace went out, I originally called a different company that was obviously in it for the money. While there was a chance to fix it, we decided to replace our 25-year-old system. After Golden Rule quoted me a very large amount, I called around looking for quotes that may be more reasonable. True Comfort offered to come out with a free second opinion. After being talked at for hours by the Golden Rule people, True Comfort was a refreshing change. Logan (very knowledgeable and kind) was honest and upfront about everything. We were able to replace both our ...

During the blizzard of ’24 these wonderful people not only answered their phones when the other bigger companies did not but, they also gave us great service from beginning to end. We needed a whole new furnace and they made the whole process as pain-free as possible. Even lending us space heaters while we waited for the new unit to be installed. The workers were very professional and kind. I would definitely hire them again or recommend them to everyone needing service.

This company is great. My furnace went out in the middle of the night. I called and the technician was very helpful over the phone. They came out the next day and Logan the service tech was friendly, fast, and very knowledgeable. I have an older furnace and intend to try to sell me a new furnace he pointed out a few issues I could have in the near future. I had the pleasure of working with Nate and Jake and they were absolutely amazing! They were very friendly and were sure to answer any questions I had. They let me know exactly what they were doing during the process of installing my furnace. I initially was scheduled for Friday and they were able to get out Monday (which was really nice considering it is cold). I highly recommend True Comfort! Thank you guys so much!

Logan is exceptional, he installed our humidifier and also did a great job explaining to us why our heating system was turned off, which was installed by a previous company. If we have any future issues we will definitely call True Comfort HVAC

Honest pricing, great work, answered all our questions and explained the new thermostat and pump installed with the new system. Cleaned up the basement cleaner than before the installation. We are extremely happy with our new furnace/AC. They went above and beyond all expectations. Highly recommend it to anyone looking to update their system.

I highly recommend this company for your HVAC needs. I called them in the morning for a furnace problem and they were at my house the same day. The problem was fixed within the hour. They called me several times to update me on the technician’s ETA and sent me a link to track him once he was heading my way. Their services are affordable and everyone I spoke to, from their office representative, Vanessa, to our technician, Christain, were so helpful and friendly.

Christian from True Comfort was very personable and Professional. He confirmed what was suspected with my Air Cleaner and replaced the part quickly, which allowed the unit to function again. Christian also noticed the dryer vent had come apart so he fixed that for me as well. I would definitely consider using True Comfort if you need someone to service your heating or cooling systems!

Logan, our service tech, was extremely nice and pleasant, to the point where it felt like we were old time friends. He had no problems with me being in his company while he worked. In fact, he gave me a blow by blow detail of what was going on with my furnace. Not only did he tell me what was wrong, but how it became wrong and how he was going to fix it. He also was knowledgeable enough to point out other potential problems, that could result, from the set up of my duct system in relation to the furnace, all without pressuring me into an up-sale situation. On a scale of 1 to 5, I would rate my experience with him as a 10,

The family-operated company, you can tell they care about their work and the customer!

My furnace stopped firing up on a Saturday as we were getting ready to go out of town. I started down the google list of calling companies. I got to True Comfort and they were able to get me in the same day! When Logan arrived, as always the furnace fires right up like there wasn’t an issue. He was still determined to find the problem. He went above and beyond checking pressures at all possible fail points. He pulled the system apart and found the last service cleaning did not do a great job. He cleaned and serviced the furnace and it fired up with 10% more power and efficiency. Thank you, Logan! I’m already on their books for an April AC tube-up! This will be my HVAC company from here on out!

Sarah at the office is very pleasant and professional. I really liked that the service representative’s picture and brief personal history was sent. Also, very professional and polite service from a representative. He even replaced a light bulb for me in the furnace room. Well definitely be using them again.

We had a great experience with True Comfort. They arrived on time on a Saturday and a Sunday, braving blizzard conditions and -30+ degree windchills to make sure our family had a new furnace as quickly as possible. Service was extremely friendly and respectful. They did great work and left no mess. Pricing was better than most. We dealt with a dad and his two sons. This is a great family-run business that puts customer service and satisfaction as a top priority was our experience.
